How is a bulk appraisal different from an AVM?

An Automated Valuation Model (AVM) estimates value with software and is fast but not certified or inspection-based. A bulk appraisal is performed by a licensed appraiser who inspects the properties and signs a USPAP-compliant report. Lenders and courts accept certified appraisals where an AVM alone would not be defensible.

AVMs are a useful screening tool for tracking a large book over time. But when a valuation has to support a loan, a sale, a tax position, or a dispute, the inspection and the certified signature are what give it weight.
